SU CONTRATO
Cuando hace una reserva está garantizando que tiene la autoridad de aceptar, y que está aceptando en nombre suyo o de terceras personas las condiciones de contratación aquí descritas.
Su contrato con Cala d’Or Villas y Vacaciones S.L. es efectivo a partir del momento en que le confirmamos la reserva.Su contrato con nosotros será regido por la legislación española y en cualquier caso estará sujeta a la jurisdicción de los tribunales Españoles.

EL PRECIO DE LA PROPIEDAD RESERVADA
Los precios que aparecen en nuestra página web están actualizados y cancela cualquier precio anterior.
Los precios están sujetos a fluctuaciones y pueden oscilar a lo largo del año.
El precio del alquiler incluye el correspondiente IVA turístico.

CAMBIO DE RESERVA
Si, después de que le hayamos confirmado su reserva, desea modificar alguna de las condiciones, como por ejemplo el día de salida, o la propiedad que ha reservado, cualquier posible cambio dependerá de la disponibilidad. Cualquier petición de modificación de la reserva deberá sernos enviada por escrito por la persona que hizo la misma, en caso de que quiera cambiar de propiedad, ello será considerado como una cancelación de la reserva, y las tasas de cancelación serán las mismas que las que aparecen en el apartado “Si cancela sus vacaciones”.

SI CANCELA SUS VACACIONES
Si desea cancelar su reserva que ha sido ya confirmada, necesitaremos por escrito la cancelación de la misma.
Se aplicarán las siguientes tasas de cancelación:
• Más de 70 días antes de la llegada: 30% del coste de la villa / apartamento.
• de 69 – 31 días antes de la llegada: 60% del coste de la villa / apartamento.
• 30 días antes de la llegada: 100% del coste de la villa / apartamento.

SI CANCELAMOS SU RESERVA
En caso de vernos obligados a la cancelación de su reserva, le ofreceremos otras alternativas según disponibilidad, en caso de que estas alternativas no sean de su conformidad entonces Cala d’Or Villas y Vacaciones S.L. le reembolsara la totalidad del importe pagado.

La compra de los billetes de avión, el alquiler de coches y cualquier otra reserva que no haya sido realizada a través de Cala d’Or Villas y Vacaciones S.L. no estarán sujetos a devolución alguna.

FUERZA MAYOR
En caso de actos de guerra, terrorismo, sublevaciones, disputas industriales, desastres naturales o nucleares, incendios, condiciones metereológicas adversas o cualquier otra circunstancia imprevista y que pueda ser catalagoda como Fuerza Mayor, Cala d’Or Villas y Vacaciones S.L. no se verá obligada a pagar compensación alguna si tenemos que cancelar o modificar su reserva.

Si tiene una queja o cualquier otro tipo de problema durante su estancia, por favor, llame a los siguientes números de teléfono: (0034) 971 658 000 (de lunes a sábado, exceptuando festivos y domingos, de 09:00 a 13:00 y de 15:00 a 19:00). En caso de extrema emergencia fuera de estas horas, por favor, llame al (0034) 667 487 121 (teléfono móvil – horario de 19:00 a 22:00 de Lunes a Viernes; Sábado de 13:00 a 22:00; Domingo de 09:00 a 22:00).
Solamente aquellas quejas realizadas durante su estancia en la propiedad serán aceptadas. En caso de problemas técnicos (como por ejemplo, falta de agua), enviaremos nuestros técnicos y cualquier otra persona autorizada para que solucionen el problema. Por favor, tenga en cuenta que el hecho de que tengamos un servicio de asistencia telefónica de emergencia no significa que tengamos un servicio de mantenimiento que funcione las 24 horas. Aquellos problemas que no sean considerados como una emergencia serán resueltos lo más rápidamente posible.

DEPÓSITO O FIANZA
En caso de que en la propiedad alquilada haya alguna rotura de los muebles, decoración o instalaciones, producida por maltrato o mal uso de los clientes, Villascalador.com, dentro de un plazo máximo de 14 días, podrá imputar con cargo al cliente el cargo del coste de la rotura, reparación o reposición.

DESCRIPCIÓN DE LA PROPIEDAD
Las descripciones informaciones que aparecen en nuestra página web han sido escritas personalmente por personas de nuestra compañía que previamente han visitado las propiedades, y siempre lo han hecho de buena fe. Sin embargo, podrían ocurrir cambios sin que nosotros lo sepamos previamente. En ese caso haremos todo lo posible para informarle de alos cambios enseguida que tengamos conocimiento de ellos. Sin embargo, no se nos puede hacer responsable de aquellas inexactitudes que estén fuera de nuestro control. En algunas zonas pueden ocurrir interrupciones del agua o del suministro eléctrico, y no se nos puede responsabilizar de estos suministros o de cualquier otra carencia en los servicios más allá de nuestro control.
Tenga en cuenta también que en ningún caso podrán alojarse en la propiedad un número de personas mayor al indicado en la página web.

AIRE ACONDICIONADO Y CALEFACCIÓN
Si reserva una casa con aire acondicionado y/o calefacción disponible, por favor tenga en cuenta que tienen un horario fijo y limitado de 13.00h. a 15.00h. y de 20.00h. a 08.00h. Este horario no se puede cambiar.

SOMBRILLAS Y TUMBONAS

La mayoría de las propiedades tienen terraza cubierta, pero no todas ellas. Del mismo modo, no todas las propiedades tienen sombrillas. Todas las propiedades (excepto los apartamentos y la villa Nins) tienen tumbonas suficientes para la capacidad máxima de la propiedad.
Debido a las roturas cotidianas que se van sucediendo a lo largo del tiempo, el tipo de sombrillas y de tumbonas que aparecen en las fotografías de nuestra página web podría diferir de las que el cliente finalmente encuentre en la propiedad. Si esto sucede no aceptamos responsabilidad alguna ante dichos cambios.

OBRAS
En caso de obras colindantes a la casa alquilada el inquilino deberá informar a Cala d’Or Villas y Vacaciones S.L. para intentar parar la obra, si ello no fuera posible, y realmente el ruido de la obra sea perjudicial para el disfrute de sus vacaciones entonces Cala d’Or Villas y Vacaciones S.L. les ofrecerá una alternativa según disponibilidad.
Al ser las obras un problema de fuerza mayor, y ajeno a la responsabilidad de Cala d’Or Villas y Vacaciones S.L. cualquier responsabilidad y compensación económica queda excluida.

ALQUILER DE VEHÍCULOS
Por favor, tenga en cuenta que para acceder a la mayoría de nuestras propiedades es imprescindible disponer de coche, o de la organización de un transfer de microbús o taxi.

SEGURIDAD DE LOS NIÑOS
Asegúrese de que los niños no quedan en ningún momento sin vigilancia de algún adulto, especialmente en las cercanías de balcones, piscinas, escaleras, etc. Ninguna compensación podrá ser reclamada por este motivo.

INSECTOS / ANIMALES
Mosquitos, hormigas y otros insectos son endémicos de los climas cálidos, especialmente en las zonas rurales y de campo. Los insecticidas son un buen repelente, pero también ayuda el mantener una buena limpieza en la casa, especialmente en la cocina, en donde se debe vaciar el cubo de la basura regularmente. Los mosquitos se pueden mantener a raya mediante un buen repelente, que pueden ser adquiridos en farmacias y supermercados.
Muchas de nuestras propiedades están rodeadas de jardines, por lo que puede haber ratones y otros roedores de campo. De igual manera, también pueden encontrarse animales de granja en las cercanías. Desafortunadamente, todo este tipo de circunstancias son inevitables.

SERVICIO DE LIMPIEZA
Nuestro servicio de limpieza (día de llegada preparación de la casa, y un día entre semana) consiste en la limpieza general de la casa, y preparación de las camas, así como el cambio de las toallas entre semana. Las sábanas solo se cambiarán a los siete días de estancia.
Por favor, tenga en cuenta que no se suministran toallas de playa/piscinas, y que éstas debe llevarlas con usted. Le rogamos a nuestros clientes que no utilicen las toallas suministradas en la propiedad para ir a la playa, y que tampoco las utilicen en las cercanías de la piscina.

HORA DE ENTRADA Y DE SALIDA DE LA PROPIEDAD
Nuestras propiedades pueden ser ocupadas a partir de las 16:00, para que podamos preparar las propiedades adecuadamente para su llegada. El día de salida las propiedades deberán ser desocupadas como muy tarde a las 10:00.

PISCINAS, JARDINES Y MANTENIMIENTO GENERAL

El mantenimiento de nuestras propiedades corre a cargo del propietario o de personal autorizado. Los jardines deben mantenerse muy regularmente, y es imposible hacerse cargo de ellos únicamente durante los días de cambio.
En cuanto al mantenimiento de las piscinas, éste suele tener lugar dos o tres veces por semana. No obstante, ni el personal que se encarga del mantenimiento de las piscinas ni el que se encarga del mantenimiento de los jardines tienen horarios fijos, por lo que no le podemos avisar con anterioridad del momento exacto en que vendrán. Le solicitamos su cooperación cuando nuestro personal le visite, pues debemos mantener las propiedades bien cuidadas para poder proporcionar al cliente el mayor bienestar y satisfacción posible.

CAJAS DE SEGURIDAD

Prácticamente todas las propiedades disponen de caja fuerte, pero no todas ellas. Si quiere estar seguro de que la propiedad que reservará dispone de caja fuerte, no dude en contactarnos.
Le recomendamos el uso de la caja fuerte para mayor seguridad de sus pertenencias valiosas. El uso de las caja de seguridad es gratis, por lo que no se aceptarán reclamaciones en caso de robo.

El Tiempo en Cala d'Or, Mallorca

 

La isla de Mallorca es el único lugar del mundo donde la temperatura en el fondo del mar nunca desciende por debajo de 13 º. 
El mar regula el clima de la isla y significa que las variaciones de temperatura no son tan radicales como lo son en las masas de tierra continentales en la misma latitud. Viajando entre 300 y 400 km al norte o al sur, nos encontramos con el continente europeo, que se enfría drásticamente en invierno, y el cálido desierto del Sahara, respectivamente, un hecho que influye en las características únicas del clima de Mallorca.

La característica brisa procedente del mar se conoce como el Embat; este viento se forma localmente y es un resultado del calentamiento de la tierra en contraste con la temperatura del mar regular. El aire que se calienta por encima de la tierra tiende a subir y por lo tanto el aire del mar más frío se desplaza hacia la isla. Esto hace que las temperaturas diurnas en verano no sean especialmente duras en la costa, siempre y cuando los vientos marinos que soplan en contra del Embat no lo superen.

El mar mallorquín es profundo, tranquilo y relativamente cálido, con temperaturas superficiales que alcanzan los 26 º C en agosto y se mantienen por encima de 14 º C en invierno.

Es Baluard Museum of Modern and Contemporary Art in Palma is located within the perimeter of the Sant Pere bastion, part of the Renaissance wall that surrounded the city of Palma.
The caves have formed by water being forced through the entrance from the Mediterranean Sea, and some researchers think the formation may date back to Miocene. There is an underground lake situated in the caves called Martel Lake, which is about 115 m in length and 30 m in width.  Less than 35 minutes from Cala Dor.

PLAYAS

There are several beaches and coves in the Cala d’Or area – some more accessible than others.
The resorts’ main beach is Cala Gran, which is in front of the Hotel Cala Gran.

Sunbeds and parasols on the beaches can be hired on a daily basis from May to October.
The attendants will collect money from you shortly after you take occupation of a bed.
On the larger beaches there are also pedalos for hire.

If a safety area for swimming is roped off; it is recommended that you do not swim outside this area. It is forbidden to use pedalos, windsurfers, boats and jet skis in this area. When a lifeguard is in attendance on the beach, any instructions given by him must be adhered to.

Boat trips are available from the following beaches: Cala Egos, Calo des Pou, Cala Gran, Cala Esmeralda and Cala Ferrera.

Just outside Porto Petro is the stunning beach and natural park of Cala Mondrago. This is a protected area and you have to park in the car park and then walk down to the beach. Once you reach the first beach you can walk around the headland to a second, less busy sandy beach.

If the smallish local beaches become too crowded in the Summer, you may like to drive to Es Trenc beach. This beach is 5km long and virtually undeveloped, so there is always lots of space. Beware however, it is popular with naturists!

COMER FUERA

Cala d’Or, like the rest of the island, reflects in its gastronomy the Mediterranean cooking tradition. The area offers a wide range in restaurants, not only in local, but also in international cooking. Some of the most well-known diches are: pa amb oli (typical brown bread with tomatoes, salt and olive oil), tumbet (fried potatoes, red and green peppers, aubergine and all covered with tomato sauce), arroç brut (rice based soup with meat and spices), trempó i verdure (pizza base with the above mentioned salad or green vegetables), panades (meat or peas pies) llom amb col (pork loin with cabbage), porcella (suckling pig) together with a good ice-cream, gató (almond pie) or a good ensaïma (very typical cake made with lard).

You will find many popular restaurants in Cala d’Or that offer international food and even a few fast food outlets, as well as more high class establishments, especially around the Port. The smaller villages and resorts such as Porto Petro, Porto Colom, Calonge, s’Horta tend to offer a smaller selection of restaurants specialising in local cuisine, especially delicious fresh fish.       
       


ELECTRICIDAD

Please remember that it is dangerous to use any electrical appliances when wearing a wet bathing costume or with bare feet on wet floors.

ELECTRICITY FUSE BOX
The voltage may be different from that in your home as may be the plugs which have to be used with the appliances you bring. Before connecting any of your own appliances please check that they are capable of running on the power supply (200v) and that the correct type of plug is being used. In the event that power supply is interrupted in the villa/apt. please check that the circuit breaker has not been activated. (All switches should be in the same position) Please report any plugs or wires which appear to be frayed or loose, to the Management Office.

Electrics
The majority of the properties are installed with electric appliances. Whilst we endeavour to have them working throughout the season, as with all electrical appliances they do occasionally fail, due in most cases to a lack of understanding of their operation. If an electrical appliance fail, we will endeavour to get it repaired as soon as possible but sometimes is beyond our control and it may take up to 7 days before a visit can be arranged a part ordered.

    You have found the villa clean, during the week the maid will come back to clean the villa again, they will change you the towels.
            If you are for longer than one week, then after seven days the maid will come back to clean and change all the linen.
            Another extra cleaning will be made during the week after the seven days cleaning.

PARKING

Car parks are indicated with a P as in most of the countries. When parking at the roadside look for the blue zones, which are signified by blue broken lines. Blue zones generally operate from 09.00-13.00 and 16.00-20.00 Monday to Saturday. Sunday and fiestas are usually free or charge.

PISCINA

You will find that swimming pools in villas and small complexes do not provide a lifeguard. You therefore need to adopt a sensible attitude around the pool and make sure that child and non-swimmers are often slippery when wet. You should not enter the pool after drinking alcohol. Here are some tips to ensure safety all times when using the swimming pool:

  • Always check the pool design and layout before getting in.
  • Check your height in relation to the pool depth (metric)
  • Find out where deep and shallow areas are, plus any slopes.
  • Check for any “hidden” obstacles in the water.

LOCAL ATTRACTIONS

The nearest Tourist office is in Cala d’Or.

Although described as the liveliest resort on Majorca’s east coast, Cala d’Or will never compare to the south coast resorts for daytime attractions. However, you may be tempted by a trio on one of the numerous glass bottomed boats that leave throughout the day from the coves that make up Cala d’Or. Also for the kids there are trampolines and mini karts at Mallorcalandia. One of the most striking features of Cala d’or that you cannot fail to miss, is the Marina at Cala Llonga, which has moorings for 565 vessels up to a maximum leght of 20 metres. If you wish to push the boat out for the day, yacht charter can be arranged here.

It would be a shame to visit the island and miss the local fiesta. The main event of the year in Cala d’Or is called the Fiesta of la Mare de Déu del Mar, which roughly translates into English as “Our Lady of the Sea”, and takes place around August 15th each year. The highlight of the event is always other musical concerts and sporting events taking place too.

The annual Cala d’Or International Jazz Festival, is an important part of the towns cultural calendar. The festival is held during July of each year, and has over previous years attracted a considerable number of internationally recognised performers to the town. Majorca has always been a popular destination for cyclists. However, if you find the mountains over in the west of the island a little too challenging you might want to consider an organised tour around the east coast with Mallorquin Bikes of Cala d’Or. Founded in 2001 by Johannes and Anke the offer a popular family tour through the gardens of the valley of S’Horta and then on towards Porto Colom. After a break for a picnic lunch at a small secluded beach, you then head back to Cala d’Or. All tours start at their shop and cost 35 Euro, including bike hire, picnic lunch and tour guide. If you’ve hired a car the east coast does have a number of other attractions worth a visit.

Sitting high above the village of S’Horta, near to Cala d’Or is the “Castillo de Santueri”. At the beginning of the 13th century King Jaime tried to drive the Moors from Mallorca, and this castle was found impossible to conquer. So one night the villagers held a dance below the castle was found impossible to conquer. So one night the villagers held a dance below the castle, and on hearing the music, the Moors looked over the walls and watched the fiesta. As they watched they were attacked from the other side. The Moors were defeated and killed, their heads cut of and put in large pot jars which were thrown down the cliffs from the castle walls to the valley below. However, some of the Moors escaped to a cave and a siege was set. During the following weeks the Moors would hold up fresh fish every day to show they would not die of hunger. Little did the troops know, but there was a tunnel in the cave leading to the sea.

Discovered by Pedro Caldentey in 1905, the Caves of Hams are famous for their peculiar formations, and for their marvellous underground lake. If you are driving they are 2km west of Porto Cristo. Nearby are the more famous Caves of Drach which are open daily from April to October from 10am to 5pm. Admission for adults is around 9.50€, and children under 7 are admitted free. Full contact details are: Cuevas del Drach

Next door to the Caves of Drach is the “Aquarium de Mallorca”. This is a small aquarium with exotic fish from around the world including piranhas and electric eels. They’re open every day from April to October from 9:30am to 5pm, and November to March 11am to 3pm. Admission costs are around €4.00.


BASURA

There are special bins (green containers) provided and located usually at the end of the lanes, junctions and roads. Rubbish must be removed from the villa/apt, and placed in the bins everyday, preferably in the evenings. Thank you.

Ants. Are a constant problem during the summer months and talking the rubbish away regularly will help keep them under control. You must also keep all the food including baby bottles in the fridge during the summer months and do not leave any crumbs and food out as the ants will find this.

Also, if rubbish is left outside the villa doors, cats and other animals will rip the bags apart and cause a terrible mess.

The rubbish begins to smell very quickly and the smell takes a long time to go away therefore we ask you kindly to remove your last day rubbish when vacating the property.

BAÑOS DE SOL

A healthy colour makes us to feel better, but too much sun can be both painful and dangerous.
Always use a high protection cream. Avoid midday sun. Never expose babies. Always protect your eyes. Remember you can still burn in the shade, when it’s cloudy or when you are swimming.
If you do burn:
Get out of the sun and cover up with loose clothing. Seek medical advice. Drink a lot of water.


AGUA

    Water shortages and pressure reductions may occasionally occur and supplies may be cut off without notice.
            We cannot be help responsible is this is beyond our control. Our technicians will do everything in their power to sort out any problems. Tap water is not drinkable. It is fine to cook, boil kettles and clean your teeth.
            Bottle water is cheap and available everywhere and please use drinking and making ice.


SEGURIDAD PERSONAL

Please take care of your valuables at all time, particularly when out and about in the resort. Never leave personal items on display in your vehicle. Most of the holiday destinations have their share of pickpockets who would be keen to help themselves with your handbags, cameras, etc. if given the opportunity.


SEGURIDAD NIÑOS

The safety of the children is our biggest concern. Given the natural curiosity of children on holiday, you will probably need to be more aware of what they are up to. Remember that young children should never be unsupervised, particular when around the pool, on the balcony, raised terraces and gardens.

Make sure that your children always know here you will be and stress to them the importance of staying close by. As people drive differently overseas than they do in the UK and in some places they may even drive on the other side of the road, do not allow children to cross the road without being accompanied by an adult.

EL CAMPO MALLORQUÍN Y SU AGRICULTURA

Farming is classed as the island second industry, with tourisms firmly placed at number one. A gradual demise is farming is being noticed as the younger generation decide not to follow in the footsteps of their family and instead leave the inland areas to find work in one of the many coastal resorts the island ha to offer. Nevertheless, farming is still a very important part of the economy and the local government has in place a number of initiatives to support in and try and keep people working in land.

It is estimated that Mallorca has over 6 million almond trees and many visitors mistake the abundant almond trees for olive trees are in blossom it has a dramatic impact on the views in many areas of the island.

Another distinctive plant of the area is the prickly pear. Do not be tempted to pick this fruit as dozens of tiny hairs will lodge themselves into the skin. The fruit, which ripens in summer is used a pig food or made into jam.

TV SATELITE

    Whilst all the properties have televisions with satellite, there are often very limited channels. The only English channels that may be available are CNN, CNBC news channels and unfortunately some clients and children do try to access channels which are simply not available and break the decoders/remotes. In this instance the cost of such repair can be charged to your party.


BOTELLAS DE GAS

Mains gas is still not a facility we have on the island and the gas supply is usually provided by Butane Cylinders. To change a small gas bottle first turn off the gas by flipping over the small black tag on the regulator at the top of the cylinder, (always make sure this is turned off when not in use). Then move the regulator by gripping it in both hands and raising the black ring.

To connect the new bottle, grip the regulator again with both hands and raise the black ring, then press the regulator onto the bottle, whilst still exerting downwards pressure with the hands, press the ring down with fingertips until you feel the regulator connect into place.

To check that the regulator has been connected properly you must lift upwards without touching the ring. You should be able to lift the bottle this way. If there is no spare bottle or you have to change it please let the Management Office know so that it can be replaced.


BALCONES

Never leave children unattended on balconies. Keep all balcony furniture away from the railings so that children are not encouraged to climb up. Remember never to sit or lean oven the balcony. Do not climb from one balcony to another.
   


GLASS PANELS

        Please take extra care when walking through patio doors, as in bright sunlight or at night it can be difficult to spot if they are open or closed. Ensure the children know to take extra care.
You should note that there are currently no international standards (not even within the EU) on the use of toughened or safety glass. In many countries there are no regulations regarding the use of warning signs or stickers.
If you are concerned with any aspect of your doors or windows, bring it to the attention of the tour operators/agents immediately.


ISSUES DURING YOUR HOLIDAY

Unfortunately problems can occasionally occur. It may be that some kitchens items may be missing knives, glasses etc. this may be because previous guests have taken them or they have been broken and not replaced if they have not been reported. Please call the local office of Villas Cala d’Or - Investa so that these can be replaced.

In the unlikely event you have a complaint about the property, facility or services provided whilst you are on holiday, please inform your local representative7management as soon as possible.
